Real Estate Investing

Real Estate Investing is the tag under which the wiki collects first-person and promotional accounts of how people get into and operate in real estate, alongside the broader Real Estate concept. The saved items fall into three kinds:

  • Breaking in through apprenticeship. A thread by @TheRealEstateG6 (Twitter) (Nov 25, 2020) describes a college junior with no real estate knowledge who asked a successful local developer for a business card and offered to take any work he didn’t want, for free. The tasks began as menial (formatting documents, checking 50+ page documents for errors, downloading 3,000+ contacts into a spreadsheet) and grew into checking models and researching submarkets, with the author asking a steady stream of questions about structure and risk along the way. The thread claims he “learned years’ worth of info in weeks.” See Apprenticeship.
  • Courses. The same account announced the reopening of a real estate course (Dec 8, 2020), pitched as bridging “the gap between average investors and private equity firms.” The tweet’s claims, such as turning ~$15k into ~$200k, are the seller’s own and are not verified in the wiki.
  • Operator lessons. Moses Kagan is saved on two sides of operating: mistakes he made as a beginning real estate GP in 2009-2012 (the first being a no-fee structure that left him under financial pressure), and the distinction that running a repeatable process for deploying capital in LA multifamily is a business, not investing, because “LPs are the investors, not us.” See Capital Allocation and Micro PE.
