A short self-published business book that takes leverage as a general principle rather than a purely financial one, walking through financial, knowledge, technology, relationship and time leverage with examples and end-of-chapter questions meant to surface a reader’s untapped opportunities. Pate runs a business-training organisation and a set of real-estate investment companies in North Carolina, and the book is written in that register: practical, prescriptive, aimed at an individual operator rather than an analyst.

Why it’s on the list: The odd one out on a list otherwise made of financial-crisis history — leverage as a thing to use, sitting next to several hundred pages on what happens when it is used badly.

Where I saw it: @tylercosgrove’s October 15, 2025 list of 25 books he offered to send to Jared Kushner.

Connections

  • Real Estate — the author’s own field, and the source of most of his worked examples.
  • Compounding — the underlying idea the book is reaching for.
  • Risk — the other half of leverage, which the bubble books on the same list supply.
